Most New York odor calls come down to the fact that apartments are not sealed from each other. Pre-war buildings on the Upper West Side, in Brooklyn Heights and across Harlem are stacked around shared risers, old dumbwaiter shafts, radiator penetrations and a single stair core, and air moves through all of them. That is why the unit that smells is so often not the unit the smell is coming from, and why treating your own apartment alone can buy weeks rather than a fix. We will tell you when that is what we are looking at, because the conversation you need then is with the building, not with us.
The second pattern is age and material. A hundred years of occupants leaves something behind in lath and plaster, in softwood floors laid over a subfloor with gaps in it, and in the paper backing behind a dozen layers of paint. Cooking odor in particular does not sit on a kitchen, it sits in it, especially in older housing where the extraction is a window. Smoke behaves the same way. Anything that only treats the air in the room is treating the one part of the problem that was going to clear on its own.
The third is that New York work is a logistics job as much as a technical one. Co-op and condo boards want a certificate of insurance before anyone touches a door, buildings have service elevator windows and loading rules, and a Manhattan job is measured in the hours you are allowed on site rather than the hours the work takes. We plan around that, and we say up front when a building's rules mean two visits instead of one.

A musty smell is the by-product of organic material staying wet: untreated timber, cardboard boxes, old carpet, drywall that wicked up water once and never fully dried. It is worse in summer because warm humid air meets cool basement surfaces and condenses on them, which is the opposite of what most people expect.
