What we run into in Lorain County

Two very different housing markets sit inside twenty minutes of each other here. Avon and Avon Lake are full of newer builds that are sealed tight, and a sealed house holds onto cooking, pet and smoke odor instead of letting it drift out through the gaps. Central Elyria and Lorain are the opposite: pre-war frame houses, stone or block foundations, plaster walls. Odor gets into that plaster and stays.

Then there is the lake. Sheffield Lake and Vermilion have basements that never really dry out, and the summer cottages along there spend half the year shut.

We are based in Northeast Ohio and travel to Lorain County, about 30 minutes out. Close enough that we can normally work you into the same or the next day. Ask when you call.

Questions

Before you call us in Lorain County

How quickly can you get to Elyria or Lorain?

Usually the same day. Lorain County is the closest part of our service area, about half an hour out, so an urgent job can normally be slotted around whatever else is running rather than pushed to next week. Elyria, Lorain, Avon, Amherst and North Ridgeville are all on the same run. The practical difference proximity makes is not just speed on the first visit, it is that coming back costs us very little, which is worth knowing when you are weighing up what a guarantee is actually worth from somebody two hours away.

The carpet has been cleaned twice and it still smells of the dog. Why?

Because by the time a room smells, the urine is almost never still in the carpet. It has gone through the backing, through the underlay and into the subfloor, and in an older house it will have found the gaps between the boards. Cleaning the carpet treats the layer holding the least of it. Urine also crystallizes as it dries, which is why the smell surges on a humid day and fades on a dry one, and why steam cleaning can briefly make it worse: you have just added moisture to the salts. We work out how far it went before deciding what to treat, and sometimes that means lifting a section of carpet to look. Knowing is cheaper than guessing.

What does odor removal cost in Lorain County?

We quote per job rather than publishing a rate, because the same smell in two houses is not the same job. What moves the price is how far the odor has travelled, not how bad it smells on the day. Cigarette smoke that has been in a house for years has gone into drywall, carpet backing and the inside of the ductwork, and that is a different piece of work to the same smell in a rental that was smoked in for one winter. Tell us the room count, the odor, and roughly how long it has been there, and we will call you back with a real number rather than a range that means nothing. The quote is free and there is no charge for a visit that turns into advice rather than work.

The basement smells musty every summer. Is that just what basements do?

No, though it is common enough that people accept it. A musty smell is the by-product of organic material staying wet: untreated timber, cardboard boxes, old carpet, drywall that wicked up water once and never fully dried. It is worse in summer because warm humid air meets cool basement surfaces and condenses on them, which is the opposite of what most people expect. Before treating anything it is worth knowing whether the space is actively wet or only humid, because they need different answers. Active water is a drainage or sump problem and has to be fixed first. We will not tell you a treatment fixes a leak, and if water is still getting in we will say so before you spend money rather than after.

How quickly can you get to Lorain County?

Lorain County is about 30 minutes from our base, which is close enough that same or next day is normal rather than a best case. If you call in the morning with something small there is a reasonable chance of that afternoon. What we will not do is take the booking and then push you back twice, so if the day is genuinely full we will tell you the next real slot when you call. Give us the ZIP and the type of property and we will pin a time down rather than say we will be in touch.

We painted over the smoke smell and it came back. What now?

That is the most common call we get, and it is not bad workmanship. Smoke residue is not on the surface, it is in it. Tar and nicotine condense out of warm air and work into plaster, drywall paper, timber, carpet backing and the inside of the ductwork, so a heavy clean and two coats buy you a few weeks and the first warm humid day brings it back through. Sealing does have a place, but only after the residue underneath has been dealt with and only on surfaces that genuinely cannot be treated. Doing it in the wrong order is the most expensive mistake we see, because the paint has to come off again before anyone can get at the problem.

What happens if the smell comes back?

We come back and treat it again, and you do not pay twice. That is the whole of the guarantee, and it is deliberately short because a guarantee with conditions attached is not one. The reason we can offer it is that we treat the source instead of covering it, so there is usually nothing left to come back. Where a smell does return, it is almost always because something is still feeding it: water still getting in, a drain still open to the sewer, an animal still in the wall. In that situation we will tell you what needs fixing first rather than keep re-treating a symptom and billing you for it.

When is the right time to treat a property that sits empty for months?

A few weeks before the season starts, while it is still empty. A building that has been shut up does not smell because it is dirty, it smells because still humid air has been sitting against soft furnishings and porous surfaces with no ventilation and no temperature swing to drive it off. Airing it for a weekend moves the air and leaves the source. Before we come, open everything up, pull cushions and mattresses away from the walls, and run a dehumidifier if you have one, so what we find is what is genuinely in the fabric of the place. Treating it empty is faster than working around guests, and it avoids the review that mentions a smell, which follows a listing around for years.

Opening a property that has been shut up

A building closed for months does not smell because it is dirty. It smells because still, humid air has been sitting against soft furnishings and porous surfaces with no ventilation and no temperature swing to drive it off. Airing it for a weekend moves the air, not the source.

Before we come out, it is worth opening everything up, pulling cushions and mattresses away from walls, and running a dehumidifier if you have one. That tells us what is genuinely in the fabric of the place rather than what is just stale air, and it means we are treating the real problem rather than the easy part of it.

The timing that works best is a few weeks before the season starts. Treating an empty property is faster than working around guests, and it avoids the review that mentions a smell, which follows a listing for a long time.

Why painting over smoke never holds

Smoke residue is not on the surface, it is in it. Tar and nicotine condense out of warm air and work into plaster, drywall paper, timber, carpet backing and the inside of ductwork. That is why a heavy clean and two coats of paint buys a few weeks, and the first warm humid day brings it straight back through.

Sealing has its place, but only after the residue underneath has been dealt with, and only on surfaces that genuinely cannot be treated. Doing it in the wrong order is the single most expensive mistake we see, because the paint has to come off again.

For rentals and sales this matters commercially rather than cosmetically. A viewer or a guest registers the smell before they register anything else in the room, and it is the objection nobody talks themselves out of.

Cost and process

What a job in Lorain County actually involves

No published rate, because the same smell in two properties is rarely the same job. Here is what moves the number and what happens on the day.

What decides the price

Not how bad it smells when you walk in. What matters is how far the odor has travelled and what it has soaked into. Smoke that has been in a house for years is in the drywall, the carpet backing and the inside of the ductwork, and that is a different piece of work to the same smell after one bad winter in a rental. Pet urine that reached the subfloor costs more than urine still sitting in a rug. Square footage matters less than people expect and material matters more.

The other half is access. A finished basement where the affected floor has to come up is a bigger job than an unfinished one, and a crawl space you can stand in is not the same as one you cannot. We would rather look than guess, which is why the quote comes after we understand the property rather than off a price list.

What happens when we come out

We spend the first part of the visit finding the source rather than treating the room, because treating around a live source is how people end up paying twice. Then the treatment: source removal first, then the right combination of enzymatic or oxidizing treatment, thermal fogging where the vapour needs to follow the path the odor took, hydroxyl generators that are safe to run with you in the building, and HEPA with activated carbon on the airborne side. Sealing comes last and only where a material genuinely cannot be treated.

Most jobs are done in one to four hours. Lorain County is about 30 minutes out, so same or next day is normal and we can often fit a small job into the same afternoon.

What we will tell you not to pay for

If water is still getting in, an animal is still in the wall, or a drain is still open to the sewer, treatment is money spent on a symptom. We say so before quoting rather than after, even when it means the job goes to a plumber or a wildlife remover first and we come back later. We also will not sell you sealing or paint as a fix for smoke residue that has not been treated underneath, which is the most expensive mistake we see in Lorain County houses, because the paint has to come off again.

We had a lingering odor in our Toyota Highlander from years of kid-related messes like spilled milk, throw up, and everything in between. We had tried cleaning it several times ourselves and even had it detailed, but the smell always seemed to come back. I found Odor Removal Experts and decided to give them a shot. They were very responsive from the start, answered my questions, and were professional throughout the entire process. Honestly, I was skeptical that the odor could be completely removed, but they exceeded my expectations. When they were done, there was no smell at all. Not a cover-up scent or air freshener smell. It was just completely gone. It was pretty amazing. If you’re dealing with a stubborn odor that won’t go away no matter what you try, I’d definitely recommend Odor Removal Experts. Great service and even better results.

I had a great experience overall. I had a urine odor in my couch that was difficult to completely remove. After the first couple of visits, the couch looked and smelled much cleaner, but there was still a slight odor. He was professional, stood behind his work, and came back out free of charge until the odor was completely gone. I really appreciated his commitment to making sure the job was done right instead of giving up. It’s hard to find that level of customer service these days. I would definitely recommend his services!

I called Odor Removal Experts to help with a duplex unit I have. The bottom unit had a tenant who smoked heavily, leaving a strong residue in every room. The upstairs unit had pets whom left a strong urine smell throughout. I initially hired a contractor to both deep clean the walls and paint them however we still couldn’t get the smells out. Odor Removal Experts was my hail merry and I couldn’t be happier with the call. In just a short time the team was able to spray down both units with specific chemicals and finally able to do with bleach/paint could not in removing these smells. We’re glad to have found them and plan to use them all odor solutions.
