Musty and Mildew Odor: The Complete Guide

Musty is the most common smell people describe to us and the least specific. It covers a basement in July, an air conditioner that has just been switched on for the season, a closet full of clothes, a crawl space, a car after a wet week, and a cottage opened in spring, and while those share a cause they need different work.

This guide explains what the smell actually is, why it behaves the way it does, how to find the moisture behind it, and what to do about each of the common sources. It also draws a clear line around what we do, because musty odor and structural growth are different jobs and pretending otherwise helps nobody.

The short answer

A musty smell is the by-product of organic material staying damp. Microbial activity on damp timber, cardboard, carpet backing, drywall paper or dust produces volatile compounds, and two of them, geosmin and 1-octen-3-ol, are what your nose reads as musty. It tracks humidity rather than temperature, which is why it arrives in summer and eases in dry weather. The fix is always the same shape: find whether the space is actively wet or only humid, fix water if it is water, get relative humidity under about 55 percent, then treat the material that is already holding the smell. Treating without doing the first two just resets a clock.

What you are actually smelling

Musty odor is not the smell of water. It is the smell of what grows when organic material stays damp for long enough, and the compounds responsible are microbial volatile organic compounds. Two of them do most of the work as far as your nose is concerned: geosmin, which is also what you smell in soil after rain and in beetroot, and 1-octen-3-ol, which is the mushroom note. Human noses are extraordinarily sensitive to geosmin, detecting it at a few parts per trillion, which is why a genuinely small amount of damp material can make a whole floor of a house smell.

That sensitivity explains something people find frustrating: the smell can be strong and obvious while there is nothing visible to find. You are detecting a compound at a concentration far below anything that would leave a mark.

It also explains the humidity relationship. Microbial activity needs moisture. Raise the relative humidity and the process speeds up and more compound is released. Drop it and the process slows, the smell fades, and everybody assumes it has gone away until the following June.

Find the moisture first, always

There is no useful treatment that skips this step. Three situations produce almost all musty odor, and they need different responses.

  1. Buy a hygrometer. A cheap digital humidity meter is the most useful tool in this subject. Put one in the affected space and one elsewhere in the house. Readings consistently above 60 percent tell you condensation and microbial activity are likely, and the number gives you something to act on rather than a feeling.
  2. Do the plastic sheet test on masonry. Tape a square of plastic sheet tightly to bare wall or slab and leave it two days. Moisture on the room side means humid air condensing. Moisture behind the plastic means water coming through the material. Those need completely different work.
  3. Follow the smell when it is strongest. Early morning, before anything has been opened, and on the most humid day you get. Get low, check inside closets and cabinets, behind stored items, and at the bottom of walls.
  4. Check the air conditioning separately. Turn the system on and smell at a supply register in the first minute. A musty smell that appears with the system and fades after a few minutes points at the coil and drain pan rather than at the room.
  • Active water. A leak, groundwater through a wall or slab, a failed sump, a roof or flashing fault, a plumbing drip inside a wall. Has to be fixed. No odor treatment survives water still arriving.
  • Condensation. Humid air meeting cool surfaces: basement walls, slabs, cold water pipes, the inside of an air conditioning system, the underside of a floor over a crawl space. Fixed with humidity control and sometimes insulation, not with drainage work.
  • A one-off event that dried badly. A flood, a burst pipe, a spill, a window left open in a storm. The water is long gone and organic material inside the assembly stayed damp long enough to start the process, and it now holds the smell permanently until treated.

Air conditioning, which is the most common source people miss

A large share of the musty smell we get called about in summer is the cooling system, and it is worth understanding because a lot of it is preventable.

An evaporator coil is deliberately cold, so water condenses on it constantly while the system runs. That water carries dust and organic debris into the drain pan and onto the coil fins. Between cycles the coil stays damp and dark, which is a reliable recipe for microbial growth. When the fan comes on, air passes over that and into the house. That is the smell people describe as arriving with the air conditioning, sometimes called dirty sock syndrome, and it is why it is strongest in the first minute of a cycle.

The same happens in a car, where the evaporator is under the dashboard and the drain is a small tube that blocks easily. It happens in hotel and apartment through-wall units for the same reason, made worse by a drain pan that has never been looked at.

  • Change the filter, and check whether the one in there is the right size and seated properly. Air bypassing a filter loads the coil with debris.
  • Check that the condensate drain is actually draining and not blocked or backed up. A pan holding standing water is a permanent source.
  • Have the coil cleaned properly, which is a service job rather than a spray from a can.
  • In a car, find and clear the evaporator drain tube, and change the cabin filter, which people forget exists.
  • Run the fan for a few minutes after cooling stops to dry the coil, which many systems can be set to do automatically.

If the smell persists after the system has been serviced, the reservoir has usually spread into the duct interior and into the soft furnishings of the house, and that is treatment work rather than HVAC work.

The other common sources, in order of how often we find them

  • Basements and crawl spaces. Covered fully in the basement guide. A crawl space with a bare earth floor is the single most effective way to put humid ground air directly under a house.
  • Closets and stored clothing. Poor air movement, an exterior wall behind, and fabric that went away slightly damp. The classic case is winter clothes stored in a basement and brought up in autumn.
  • Washing machines, especially front loaders. Water sits in the door seal and the detergent drawer. Leave the door open between washes and clean the seal.
  • Attics. Usually inadequate ventilation, or bathroom extractor fans venting into the attic rather than outside, which is more common than it should be.
  • Cars after water intrusion. A leaking seal, a blocked sunroof drain or a window left open. The carpet dries; the underlay and the jute padding beneath it do not.
  • Boats, campers and anything closed up seasonally. Same mechanism as a cottage: still humid air against soft material for months.
  • Books, paper and old furniture. Paper is highly hygroscopic and holds musty odor persistently.

What actually clears it

Once the moisture is under control, the smell that remains is coming from material that has already been colonized, and there are only so many honest options.

  1. Remove what is not worth saving. Cardboard, old carpet and underlay, saturated insulation and stored soft goods are usually cheaper to replace than to treat, and they are often the main reservoir.
  2. Dry the space properly and keep it dry. A dehumidifier that is sized for the space, drained rather than emptied by hand, and left running. Aim below 55 percent relative humidity.
  3. Clean hard surfaces. Masonry, framing, hard floors and the exterior of anything staying. This removes surface material and gives treatment access to what is underneath.
  4. Treat what remains. Oxidizing or enzymatic treatment on materials that take it, thermal fogging where a vapour needs to reach the same places the damp air did, hydroxyl generation, and HEPA with activated carbon to capture the airborne fraction. Carbon is the part that matters for musty specifically, because the compounds involved are gases and a HEPA filter alone does not remove gases.
  5. Seal only if a material cannot be treated. Encapsulating a crawl space or sealing a treated subfloor has a place. Sealing over a damp untreated surface does not.

Where we stop, and it is not a technicality

What does not work, despite being recommended constantly

  • Bowls of vinegar, baking soda or charcoal. They address a tiny volume of air and nothing in the material. A box of baking soda in a fridge is a reasonable use of the idea. A bowl in a basement is decoration.
  • Opening the windows on a humid day. In summer this imports moisture into a cool space and increases condensation. Ventilate when the outside air is drier than the inside air, which in July often means never.
  • Air fresheners and plug-ins. They add a smell to a smell, and the combination is instantly recognizable to anyone who walks in from outside.
  • Ozone generators. They knock back the airborne fraction, do nothing to colonized material, and the smell returns. They are also unsafe to breathe and degrade rubber and foam. We do not use them.
  • A HEPA purifier on its own. HEPA captures particles. The compounds producing musty smell are gases, so without a substantial activated carbon stage the machine is filtering the wrong thing.

Why does my house smell musty when it rains?

Two things happen at once. Outdoor humidity rises sharply, which speeds up the microbial activity producing the smell and increases how much is released. And air pressure changes push air out of cavities, crawl spaces and basements into living space, carrying whatever is in there with it. If it happens reliably with rain, the source is somewhere with a moisture problem rather than in the room where you notice it.

Is a musty smell dangerous?

The smell itself is a signal rather than a hazard, and what it signals is worth acting on. Persistent damp in a building degrades materials and is not good for anyone with asthma or a respiratory condition. Why does my air conditioner smell musty when it first turns on?

Because the evaporator coil has been sitting damp and dark since the last cycle. Condensation is a normal by-product of cooling, and it collects dust and organic debris on the coil and in the drain pan. The first air over that carries the compounds into the house, then the concentration falls as the coil dries. Check the filter, check that the condensate drain is clear, and get the coil cleaned properly. If it persists after that, the reservoir has spread beyond the unit.

How do I get a musty smell out of clothes that have been stored?

Wash them, and if the smell survives washing, wash again with a longer soak and dry them fully in sunlight if you can. Then fix the storage, because clothes stored in a basement or against an exterior wall in an unventilated closet will do it again. If a whole wardrobe has been affected, the closet itself is the reservoir and needs treating rather than the clothes alone.

Will a dehumidifier get rid of a musty smell?

It stops new odor being produced and does very little about what is already held in material. That is why basements typically improve a lot with a dehumidifier and never quite clear. Run it to control the condition, treat the material to clear the existing smell, and the two together hold. Neither alone does.

There is visible growth on the wall as well as a smell. Is that still your job?
